Spotlight on Gary Morasco

When Gary Morasco joined PRG in January 2019 as a Maintenance Technician at The Locks Apartments, he saw more than just a job — he saw a company whose values, mission, and growth in Richmond aligned perfectly with his own ambitions. From the start, Gary approached each challenge as an opportunity to learn, lead, and make a difference.

That mindset quickly paid off. His talent and dedication earned him promotions to Maintenance Technician II, then Assistant Maintenance Supervisor, and by 2022, he was leading operations as Maintenance Supervisor at Circ Apartments. Just a year later, PRG entrusted him with one of its most exciting projects yet — opening The Waterford at Rocketts Landing, a brand-new, 204-unit community of luxury 1- and 2-bedroom apartments. From the initial lease-up to daily operations, Gary has been at the helm, guiding the property’s success with precision and care.

Gary’s influence extends beyond his own site. As a regional Subject Matter Expert, he provides quarterly training across PRG’s 15-property portfolio, specializing in customer service, policy implementation, and onboarding. With 10 years in the multifamily industry — including three as a leasing professional before transitioning to maintenance — Gary brings a unique blend of operational know-how and people-focused service.

His credentials include CAMT-L, EPA, and CPO certifications, and in 2020, he earned the title of Maintenance Technician of the Year at the RAMMYs, hosted by VAMA and CVAA. He also gives back through the PRG Gives Committee, supporting community programs and initiatives that reflect the company’s commitment to service.

Gary credits mentors Shawn Monroe, Brandon Emery, and Kenny Johnson with helping him refine his technical expertise, sharpen operational efficiency, and develop a strong financial strategy. But at the heart of his work is a simple philosophy — treat residents like family. Whether he’s repairing a broken AC on the hottest day of summer or restoring a damaged floor, Gary finds joy in “saving the day” and making a real impact on someone’s home life.

Outside the world of property management, Gary has been happily married for 10 years and is a proud father of four. He recharges by mountain biking, running, and playing ice hockey. Looking to the future, he has his sights set on continued growth at PRG, with aspirations to become a Regional Supervisor or Operations Manager.
