The multifamily industry is increasingly becoming the preferred housing option for people across the nation. The future looks promising for rental housing, but there’s a looming challenge: a shortage of talent for open maintenance positions. Many experienced maintenance professionals are retiring, prompting our industry to strategize on how to attract and nurture the next generation of skilled young talent.

Charles Weaver, Regional Service Director with Thalhimer Multifamily, says “We pride ourselves on finding solutions to attract and educate new recruits for our industry.” With over 30 years of experience in property maintenance, Charlie— as he prefers to be called—was recently recognized as the VAMA/CVA Volunteer of the Year for 2023 at the RAMMY awards in January. His proactive approach to encouraging high school students to consider careers in property maintenance is commendable.

Charlie has been engaging with teachers, school officials, and participating in events at local high schools to raise awareness about the opportunities in property maintenance. Recently, I had the pleasure of meeting Charlie and one of his student interns, Sabin Davis, at Berkshire Apartments. Sabin, a senior at Patrick Henry High School, is set to graduate in June 2024. He’s enrolled in the Hanover Center for Trades and Technology, focusing on heating and air-conditioning.

Sabin shared, “I attended several job events, and Mr. Weaver’s table caught my attention. I was intrigued by the career prospects and the internship program with Thalhimer Multifamily, offering diverse skill development opportunities.” Serving as a maintenance intern for almost a year now, Sabin is closely mentored by Charlie and Darius, the Assistant Maintenance Supervisor, at Berkshire Apartments. His flexible school schedule allows him to work 16-24 hours weekly, alternating days.

When asked about his parents’ thoughts on the internship program, Sabin explained, “Initially, they were uncertain about its relevance to my HVAC career aspirations. However, witnessing the practical skills I’ve acquired, especially in fixing household issues, they’re now supportive.” Sabin’s daily routine involves safety inspections, assisting Darius with tasks, and interacting with residents to address their concerns.

He relishes the problem-solving aspect of his role and values the guidance from Darius, Charlie, and Lisette, the community manager. Plumbing and HVAC intrigue Sabin, and he eagerly anticipates the hands-on training ahead.

Charlie emphasizes the importance of working with motivated youth keen on learning valuable skills and graduating with promising career prospects. He remarked, “We often overlook the potential of our youth, but engaging with students like Sabin reveals the talent and determination they possess.” Sabin, unlike many of his peers, feels confident about his career trajectory post-graduation, thanks to the opportunities he’s embraced.
